What’s in your listing package? To win at listing properties, verbal presentations need to be well-organized, thoughtful and articulate. Accompanying written materials need to support and enhance what you tell a client. Let’s take a look at what well-dressed presentations looks like.


I bring two copies of my presentation material to every listing appointment. That way, I can leave one copy with the client in a nice, company-logo presentation folder along with a few business cards. The copy I keep contains all the notes I take during the listing appointment. Here’s what I include:


“Leave a copy of your listing presentation.
It will act as a marketing tool explaining
what an awesome agent you are!”


Agent Cover Page – A color photo of the agent with contact information, photos of your yard sign and marketing tools. Add a list of items that separate you from the competition. (When my presentation is completed, I’ll return to this page and start closing).


Previous MLS listing sheets – Shows you have plenty of history on the property.


Tax Map – In Kent Co, www.accesskent.com is for great maps.


County Tax information – Print county parcel records.


Tax Proration Worksheet – Calculation of property taxes per diem.


General Market CMA & Map– School district, number of bedrooms and baths.


Specific Neighborhood CMA & Map – Specific to seller’s neighborhood.


Photos (6 Up) of Neighborhood SOLDS – For comparison.


Appreciation Forecaster – Our company’s proprietary valuation algorithm which also includes RPR and Zillow values.


Estimated Sellers Net Sheet – Calculates net proceeds from the sale. (Honestly, I normally carry two net sheets – with different selling prices depending on what condition I see the house is in). 


And all the forms necessary to list a house – Agency Disclosure, Seller’s Disclosure, LBP Disclosure and Listing Service Agreement.
